One of the safest & attractive investments with tangible assets

If you’re looking for peace of mind and a stable medium to long term investment opportunity with the potential to offer good returns, then a land investment could be exactly what your looking for.

Land - The Product
Landbanking in it’s traditional sense is nothing new. It has been the preserve of the Landed Gentry, wealthy individuals and large construction companies for hundreds of years. Land has clearly stood the test of time in so far as being a saleable commodity which has risen steadily in value over the years. It is also in limited supply, as it is not something which can be manufactured.

Track Record
Land's track record is without question as a highly sought after commodity, indeed the wealthiest individuals and corporations on all continents usually have substantial land holdings within their portfolios.

Why?
Land, throughout history has consistently increased in value, probably more so than most other commodities and certainly with the least volatility. Landbanking as far as the construction industry is concerned has been an intelligent and highly effective method of acquiring the costliest material in house construction, namely the land, at a fraction of the cost – thus maximising profits.

It’s a well known fact that towns expand and with expansion comes the requirement for new homes – which have to be built on suitable surrounding land. We have taken this established practice into the new millennium, simply by transforming what had once been an exclusively commercial practice into an opportunity in which almost anyone can participate.

Rewards
The rewards that can be gained from investing in plots of land are easy to see. Land is not only a tangible investment, which can be enjoyed for its own sake, it can provide considerable returns.

If you compare land investment with even the most high risk stock market portfolios, you can understand why investing in plots of land is such an attractive proposition.

Land Banking

The reason Land Banking has in our opinion become an attractive investment opportunity for all types of investors, ranging from private individual investors to large corporate investors, is inextricably linked to the fact that we are experiencing a severe housing shortage.

With the rising population and increased lack of affordable housing, there is an undeniable need for land and massive scale development in the foreseeable future.

The fact remains this land is in short supply and is expensive to purchase and develop. Preplanning purchase of green belt land is nothing new, the large developers have been doing it for decades. Developers "stockpile" land into their own Land Banks.

What is new however is that we can now offer this opportunity to the general public. Most of the large developers handpick their sites in the same way as we do, they choose their acquisitions by studying each area for the likelihood of future planning permission being granted.

When purchasing land through us, you are buying the Freehold. This means you own the land outright, after completion you receive the title deeds to your plot(s) registered in your own name.
With the increasing demand for land most experts agree that land will continue to increase in value for the foreseeable future.

Land / Site Selection

We are extremely discerning when it comes to the selection of potential sites. We adopt the same types of criteria used by construction companies and large developers.

This means that we turn down many more sites than we choose. We want to know that every site we seriously consider would be the kind of site sought after by the seasoned land-banking organisations.

Below is a small selection of the strict criteria to which our specialists adhere when selecting a potential site.

Land Selection Process
Quality Sites
Excellent Potential
Local Searches
Environmental Searches
Proximity
Main Road Access
Etc

In addition to the above we have also engaged the services of our own experts in the selection process of sites we are looking to acquire. Their successful experience within the land and property industries ensures the best advice and assistance when choosing our valuable sites.

Risks / Exit Strategy

Risks
What is the worst thing that can happen?
When viewing any opportunity one must always give consideration to any potential downside.
The downsides one could associate with landbanking would usually be location and timescales.
We place great emphasis on site selection and wherever possible purchase sites which lie within the path of progress.

With regard to timescales one must use one’s own judgement and discretion based upon both the information supplied and one’s own due diligence. Careful consideration should also be given to how long one is comfortable in tying up a specific amount of capital, as resale durations and amounts cannot be guaranteed.

Exit Strategy
What if I want to sell or need my money back urgently?
As land is a limited commodity – namely it has no manufacturability, there is always a demand. Once you have purchased land from us you will soon be in possession of your freehold title deeds.
This means that you are free to market or sell your land whenever and to whoever you wish.
